Board Meeting Minutes

Called to Order at 9:08am by Steve Shrawder
Review of previous Meeting Minutes. Tim T approved, Chase W 2nd
President’s Report:
Steve thanked everyone for the excellent turnout. Explained that there was a lot to get through with voting at the end and to please refrain from questions until the end if it does not pertain to topics being discussed.
Vice-President’s Report:
John and Carrie G had new signs made up for the entrance of the community for fishing rules and regulations
Treasurer’s Report:
MaryLou was unable to attend due to illness
Steve S reported that the Dam loan was paid off, checking: $59,584, CD: $18,000
Secretary’s Report:
20 delinquents for 23/24; outstanding balance: 16,375
Certified letters have been sent, lawyer has advised. Next steps will be filing an action with the District Justice which will result in a judgment against delinquent owners and their property.
Craig M asked how many will be prosecuted? Tim responded, any who are 2+ years delinquent

- Yard Sale: Samantha Dranzo designed flyers and will be hanging in the near future. o Date: September 28
- Fishing Derby: Led by John & Carrie Gramling that took place June 8th o Great turnout with over 60 children
o Kids loved the prizes and pictures with trophy (Thanks Dave N!) and also loved the tshirts designed and ordered by Carrie G
Lake and Grounds Report:
2 people were contacted for drone work, both fell through for various reasons
No luck with others who were contacted to spray, Solitude gave no response
Volunteers plan to spray early fall as weather and schedules allow
Dam Report:
Dam loan paid off, passed this years inspection

Tim T presented a lake maintenance plan utilizing special aquatic vegetation harvesting equipment.
The overall cost of the equipment for the lake management program is estimated at $140,000.
The funds for the purchase would use $25,000 from the remaining gas lease funds and finance the remaining balance. The expected impact in addition to the annual club dues is estimated to be $ 330 per lot.

A virtual meeting (via Zoom) will be held on Saturday 8/17/24 at 9:00 AM to review the proposal for anyone who missed it or would like to see it again.
This meeting will focus on the Aquatic Vegetation Harvesting Equipment and the proposed lake maintenance strategy. Please join this meeting if you were unable to attend the annual meeting or if you would like to see the presentation again. There will be an open Q&A session at the end of this meeting.

An open discussion took place regarding proposed club investments and projects considering the recent payoff of the Dam Loan and the remaining funds from the gas lease.
Below is a summary of the remaining funds:
- Gas Lease Payment: $ 222,795
- Dam Loan Payoff: $ 173,242
- Remaining: $ 49,553
Proposals: We reviewed several proposals that we believe have value to the community utilizing the remaining money from the gas lease. These will be voted on at the next meeting scheduled to take place Sept. 14th.

Possibilities include: lot info, Association membership and Membership collections and forms, upcoming meeting dates and times, community activities, history of the BLWC and more!!! J There was a motion to approve the website made by Steve S, Tim T 2nd motion, and there was a unanimous vote to approve |
Please come prepared to vote on these proposals on 9/14/24 for our next meeting.
Depending on whether or not the vote passes for the Weedo, there may be a vote to increase Associate Membership fees. With Associate Membership application, there will be an explanation for the raise.

Dave N offered to share what he has on the history of BLWC to be shared with members on the new upcoming website.
